WHY BOTHER WITH THIS OLD GIRL? __ (list no.712)
$359,000
Seriously, why would you even bother looking at this home? Its street appearance is plain, it's right on a main road, and the old girl was built way back in about 1950.
However, the old girl must have something going for her as she has caused quite a buzz amongst the salespeople in our office.
Nathan says "at this price ... how could you ever go wrong?" Johnny Lee reckons "for the money you would probably be flat out buying a townhouse in this area ... and with a townhouse you are stuck with body corporate fees", Sue says "3 bedrooms, a great big deck, polished timber floors, all the space under, bus at door, walk to train, school, shops, library ... I feel like buying this myself". Jason said "investors are going to love this, and could you imagine what some smart young buyers with imagination and sweat will turn this into?" While they all chimed in and said "think of the profit to be made here."
Once the office girls saw the photos they chastised me for being way too hard on the listing ... "When was the last time we even had a listing in Coopers Plains anywhere in the $300,000's?" they asked.
"We're not greedy people" say the vendors. And as a result they are hell bent on pricing this home to make it the very best buy for the suburb of Coopers Plains. They are fiercely determined to blow any opposition away. "Make it impossible to beat for the money" they said. So, we've priced it at $359,000 to sell! sell! sell!
It all made me start to think, maybe I have been a bit hard on the old girl. Come and have a look for yourself and see what you think. Regardless of any negatives, it sure looks like someone is going to get the buy of a lifetime here.
