Property Details


The properties comprise three lots on two titles.


The improvements on the properties include grading the site and installation of open and subsoil drains (100mm drain coil from 650mm to 1,100 mm with 100mm blue metal on top). The property has been divided by internal roads for the purpose of establishing a commercial vineyard. The internal road construction and design is of a high standard and "winter proof".


A vineyard plan was commissioned and head works were being undertaken but remain incomplete.


Improvements include a 1950"s fibro home with tiled roof, which is partly renovated on the inside with the kitchen being refurbished with a new stove. The house has two bedrooms plus a sleep out on the southern side. The exterior of the home is in poor condition. The house does not have water connected. This may be connected to the Harvey Water irrigation scheme with the installation of a filtering system.


There are three general purpose sheds (one lockup) in fair condition. There are two old dairies in poor condition. One of the dairies has an asbestos roof. A building application has previously been submitted to the Shire of Harvey for the removal of the roof and building and the erection of a pumping shed at the site.


The post and wire fencing surrounding the properties is in poor condition and in places been removed.

Zoning/Planning


Zoned Intensive farming. The previous owners proposed use of the land for viticulture, this is approved use under the zoning.


Soil Quality


Soils are predominantly loamy clay with some heavier loamy clay top soils toward the western boundary of lots 135 and 136.


A detailed soil survey was completed in May 2006 by the Department of Agriculture WA and is attached as an annexure.


A large portion of the property has been graded (using scrapers) and deep ripped by bulldozer at depth of approximately 550mm - 600mm (in preparation for planting of vines). The deep ripping also incorporated the amelioration of lime (~3t/ha) and gypsum (~2t/ha) and super.





Rainfall


The average rainfall for the district is approximately 965mm per annum based on the Bureau of Meteorology records for the Wokalup/Harvey district.


Water


These properties have three Transferable Water Entitlements (TWE) with Harvey Water.
